Apartment finishing cost in Syria, 2026: what sets the price per square meter?
The price per meter you hear on the phone isn't enough to know what finishing your apartment will cost. Here is what makes up the number, and how to read a quote before you sign.
Why there is no single price per meter
Two apartments of the same size can cost very different amounts to finish. The first is a bare shell with one bathroom and a small kitchen. The second has three bathrooms, gypsum board ceilings and hidden lighting in every room. Anyone who gives you a price per meter before seeing the apartment or its floor plan is giving you a guess, and it is usually a low number that climbs once work starts.
Material prices themselves move with the exchange rate, and many materials are imported. A number published a few months ago may not hold today, which is why we don't put a fixed price per meter on this page.
Six things that set the finishing cost
1. The state of the apartment
A bare-shell apartment needs everything installed, but no demolition. An old apartment needs the tiles and fixtures removed and the pipework replaced, an item that is often forgotten in a first quote.
2. Number of bathrooms and kitchen size
The bathroom and the kitchen are the most expensive square meters in the home: plumbing, waterproofing, ceramic tiles for walls and floor, and fixtures. An extra bathroom raises the cost more than a bedroom does.
3. The level of materials
This is the difference between what the market calls standard, deluxe and super deluxe: the type of tiles, the wood of the doors, the brand of the sanitary ware and switches, and the type of paint. Ask for the name and type of each material to be written in the quote, not the word deluxe on its own.
4. Wiring and pipework
The number of electrical points, AC lines, internet and camera cabling, and the type of water pipes. Pre-wiring for solar power during the finishing work adds little now and saves breaking walls later.
5. Gypsum board and lighting
A simple false ceiling is not the same as multi-level ceilings with LED channels and a TV wall. Check if this item is inside the price or outside it. With us it is part of the Full Finishing package.
6. What is added on top of finishing
Thermal insulation and double-glazed windows, the kitchen and cabinets and the solar power system are separate items, each priced on its own.
What a quote should include
- Wall chasing and electrical and plumbing lines.
- Plastering.
- Waterproofing for bathrooms, the kitchen and balconies.
- Tiles and ceramics.
- Putty and paint.
- Doors and carpentry.
- Gypsum board and lighting.
- Rubble removal and cleaning the apartment at handover.
If an item on this list is missing from the quote, ask about it before you sign, because it will come back later as an extra charge.
How to compare two quotes
- Are the same items written in both quotes?
- Are the materials specified by type and source?
- Are labor fees separated from the price of materials?
- Is there a written duration for the work?
- When are payments due, and which stage is each tied to?
- What is the warranty, and on which items?
The cheapest quote per meter is sometimes the most expensive at handover, because it left half the items out of the price.
